Check these criteria before submitting your application. Properties registered after September 30, 2024 are not eligible.

  • Properties with a valid B-Khata / final E-Khata with EPID
  • Properties registered on or before September 30, 2024
  • All outstanding property taxes fully cleared
  • Independent houses or vacant plots / sites (not apartments)
  • Properties with direct public road access
  • Both converted sites (with DC order) and unconverted revenue sites
  • Plots up to 2,000 sq.m. via self-application

✗ Who cannot apply

  • Flat owners in apartments or multi-storey buildings
  • Properties with multiple units owned by different persons
  • Properties without a final E-Khata / EP ID
  • Properties with major building violations or encroachments
  • Properties registered after September 30, 2024
Important: Plots over 2,000 sq.m. must apply via a registered architect or engineer through bpac.bbmpgov.in. Revenue / agricultural land without a DC order can still apply — additional charges will be levied.

Step by Step

How to apply online

The entire process is available on the official BBMP portal. Physical office visits are also an option.

Log in via OTP
Visit bbmp.karnataka.gov.in/BtoAKhata — enter your mobile number, complete the captcha, and log in via OTP.

Fetch property details
Click "Create new request" — enter your E-Khata EP ID and click "Fetch" to auto-populate property details.

Complete E-KYC
Select all property owners and complete Aadhaar E-KYC for each via OTP. You will receive an Application ID.

Confirm location
Confirm the property location on the map — BBMP will visit this exact spot for inspection. Update if incorrect.

Declare & upload documents
Upload site sketch, photos, sale deed, tax receipts — self-certify eligibility and declare property type.

Pay ₹500 fee
Review all details and pay the ₹500 application fee online. Download and save your acknowledgement slip.

Ground inspection
BBMP officials conduct a physical ground inspection of your property at the confirmed location.

Pay conversion fee & get A-Khata
On approval, pay the conversion fee (2% of guidance value) online. Your A-Khata certificate is issued digitally.
